Full Job Description

ESTIMATOR

At Kiso Group, the Estimator plays a vital role in shaping the foundation of every project—transforming early client vision into clear, accurate, and actionable plans. From initial inquiry to final proposal, this role directly impacts our ability to deliver high-quality aquatic and full-service construction projects with precision, transparency, and confidence.

Rooted in a culture of integrity, respect, and family, the Estimator ensures that every opportunity is approached with diligence, organization, and a commitment to excellence—setting the standard for successful project execution.

IMPACT OF THE ROLE

In this position, you are not just preparing numbers—you are laying the groundwork for every successful project. Your accuracy, organization, and attention to detail ensure that each project begins with clarity and confidence, helping the team deliver on our promise of quality and bringing our clients’ visions to life.

CORE RESPONSIBILITIES

Incoming Leads

Manage and respond to incoming leads (calls, emails, bid invites)
Create a strong first impression and gather key project details

Project Organization

Log new projects with complete project and contact information
Upload and organize full plan sets in Dropbox (A, MEP, Structural, etc.)
Maintain version control and proper file labeling
Categorize projects by client type (residential, contractors)

Estimating & Takeoffs

Create new projects in estimating software (date, client, project name)
Upload plans and perform detailed material takeoffs
Capture key metrics (perimeter, square footage, depth, surface area)
Follow Kiso estimating procedures and Estimator Manual guidelines

Vendor & Pricing Coordination

Distribute equipment lists to vendors and track pricing turnaround
Send material takeoffs to vendors and follow up on quotes
Organize all equipment and material quotes in cloud by project

Subcontractor Coordination

Collect and organize subcontractor pricing
Maintain structured records for all quotes by project

Proposal Development

Compile accurate project pricing using proposal software
Prepare and deliver clear, professional proposal packages (PDF format)

QUALIFICATIONS

Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field is a plus.
Minimum of 2 years of experience in estimating or project management; aquatic construction experience preferred but not required.
Strong ability to interpret and analyze architectural, structural, and MEP drawings, with a clear understanding of their impact on project costs.
Highly organized with the ability to manage multiple estimates and deadlines simultaneously.
Strong sense of urgency and responsiveness in all forms of communication.
Ability to prioritize tasks effectively in a fast-paced, deadline-driven environment.
Team-oriented mindset with strong personal values aligned with Kiso Group’s culture of integrity, respect, and accountability.
Proactive, results-driven approach to pricing and cost analysis, with a focus on accuracy and competitiveness.
