Full Job Description

Gilson Inspection Services, a division of Gilson Housing Partners, provides trusted housing solutions nationwide. We partner with Housing Authorities to ensure rental properties meet Public Housing Quality Standards (PHQS) and local housing codes.

About the Role

We are seeking a Part-Time Housing Inspector to support the Tennessee Valley Regional Housing Authority. This is a field-based position primarily serving Morristown, Rutledge, and Bean Station, Tennessee, with additional inspection assignments in the Oak Ridge service area, including Oak Ridge, Oliver Springs, and Clinton, Tennessee.

The ideal candidate has housing inspection or property management experience, enjoys working independently, and is committed to helping communities maintain safe, quality housing.

What You'll Do

Conduct initial, annual, special, and re-inspections of residential rental units, including Section 8 properties
Verify compliance with Public Housing Quality Standards (PHQS) and applicable local housing regulations
Use our digital inspection software (training provided) to document inspection findings
Communicate professionally with tenants, property owners, and Housing Authority staff
Prepare clear inspection reports and identify required repairs or deficiencies
Maintain accurate records and complete inspections in a timely manner

Requirements

Previous experience in housing inspections, property management, construction, code enforcement, maintenance, or a related field is preferred
Valid driver's license, reliable personal vehicle, and current automobile insurance are required
Comfortable using Microsoft Word, Excel, smartphones, tablets, and mobile applications
Strong attention to detail and ability to follow housing regulations and inspection protocols
Ability to work independently and manage daily inspection schedules
Must successfully pass a background check and mandatory drug test
Spanish-speaking is a plus, but not required

Compensation

Initial & Annual Inspections: $12 per inspection
Re-inspections (including initial re-inspections): $7 per inspection

Our goal is to schedule approximately 3 inspections per hour whenever possible.

Job Details

Job Type: Part-Time Independent Contractor
Schedule: Monday through Friday
Location: Morristown, TN (Field-based throughout the Tennessee Valley Regional Housing Authority service area, including Morristown, Rutledge, Bean Station, Oak Ridge, Oliver Springs, and Clinton, TN.)
Mileage Reimbursement: Calculated through our routing software and reimbursed from the first inspection to the last inspection of the workday. Mileage between your home and the first inspection, and from the last inspection back home, is not reimbursed.
Vehicle & Insurance: Required
Work Location: On the road
