POSITION SUMMARY:
The Junior Millwork Estimator will work closely with the Estimating Team to review project plans and specifications, calculate costs, and prepare cabinet and countertop estimates for residential and commercial projects. The Junior Millwork Estimator will be responsible for procuring quotes for materials, providing estimates in the company’s format, and composing proposals for the projects they are assigned. They will also be conducting meetings with the Millwork team to facilitate a clean transfer of information from the Estimating Team to the Project Management/Production Team.

Description of Work:
- Coordinating scope of work for each project
- Reviewing project plans, specifications, estimating scopes and pricing

Junior Millwork Estimator:
I. Brief Description
- A Junior Millwork Estimator in a cabinet & millwork environment is the bridge between the design intent in plans/blueprints and the finished products. Unlike general estimation, this role requires a deep understanding of plastic laminates, wood species, hardware specifications, and the fast-paced nature of construction bid timelines. The Junior Millwork Estimator shall commit to and bid on all projects they are given or have personally selected as profitable and/or within the company’s millwork expertise.

IV. MAJOR RESPONSIBILITIES
Junior Millwork Estimator Duties
- Communication with GC/Clients: Communicate through email for applicable scopes, bid dates, expectations, and RFI’s.
- Project Estimation: Utilize Microsoft Excel and Bluebeam Revu to review project plan sets and input applicable products and quantities for notated products into master estimate.
- Sourcing & Quoting: Before take-off execution, check and document current market prices on the project’s applicable materials. For large projects, ensure CMD is receiving the best price and verify that the materials are available and fit the project’s specifications and budgets. Utilize second-tier subcontractors for pricing/quotes for products required for the bid that are not supplied directly by CMD.
- Take-Off Execution: Accurately translate products, materials, and labor hours per room/area within the project plan sets to and provide summary of all costs applicable to the project.
- Specification Compliance: Ensure all proposed materials and labor meet the project’s specification requirements (e.g., matching finish grade, hardware, prevailing wage on-site work, etc.).
- Second-Tier Subcontractor Performance Auditing: Regularly review second-tier subcontractor reliability, lead-time accuracy, and material quality. Switch vendors (with discretion and approval) if any previously mentioned issues apply or if "reject rates" on materials become too high.
- Drawing Mark-Ups: Mark-up drawings within Bluebeam Revu for product counts, applicable areas, and dimensioning.
- Bid Proposals: Type out proposals listing the date of the proposal, project name, location, architect/designer, general contractor/client, room descriptions, products within bid that are qualified, lead times and deposit requirements, specification requirements, build methods, and inclusions/exclusions.
- Bid Submission: Submit finalized bid proposals via email or GC’s choice of bidding software (e.g. BuildingConnected, PlanHub, etc.).
- Bid List and Follow-Ups: Organize personal Excel bid list and perform follow-ups for project status, award dates, and pricing and scope feedback.
- In-Person Meetings: Occasionally attend in-person, phone, and Microsoft Teams meetings to discuss scope details and bid pricing.
Project Handoff Duties
- Job Number Acquisition: Once a project has been awarded, request job number from personnel responsible for further reference on the project.
- Facilitate Handoff Meeting: Coordinate with the project management team and production team to organize a handoff meeting where details of project are transferred and discussed.
- Job Folder Creation: Create job folder utilized template files and fill in with the project’s estimate files, proposals, plan sets, specifications, RFI’s, emails, schedules, material quotes, and second-tier subcontractor quotes.
- Handoff Check Sheet Creation: Create and fill in handoff check sheet spreadsheet from template with all applicable information required within the template.
- Project Handoff Meeting: Meet in-person with CMD’s millwork team’s assigned personnel and present and discuss key details for build methods, scheduling, plan details, and overall scope of project. Answer questions or provide ideas to ensure the millwork team has adequate information for a successful and on-time project throughout its duration.
- Contact Information: Email project management team with contact information for contacts of project from the general contractor or client.
- Schedule of Values: Create schedule of values for projects based on project requirements and necessary deposits and/or bonding requirements. Email the schedule of values to the individual responsible for further billing processing throughout the project’s duration.
