Full Job Description

Overview

Location: North Branch, Minnesota
Reports To: Management Enterprise – Central Office

Position Overview

The Property Manager at Ashwood Birchwood Apartments is responsible for the daily operations, resident relations, leasing, compliance, and coordination across the four-building, 110 unit property. We are seeking a hands-on, outgoing, self-motivated leader to ensure the community is well-maintained, occupancy targets are met, resident needs are addressed promptly, and all management activities are completed in accordance with Management policies and Minnesota housing regulations.

This role has on-site office hours available for residents to stop by. We are flexible with what days/hours are worked, but would set schedule so residents know when to expect management on property or available. This role is supported by a Central Office Support Staff based out of Minneapolis, Minnesota.

Responsibilities

Assist in overseeing daily operations of multi-family property.
Handle resident questions and provide exceptional customer service to enhance resident satisfaction.
Conduct property tours, review and process applications, manage lease agreements, suggest unit rates and rent promos.
Maintain accurate records of resident interactions, lease agreements, and property maintenance requests using property management software, AppFolio.
Ensure compliance with Fair Housing regulations and landlord-tenant laws.
Communicate any known Maintenance Issues to Lead Tech (Please note - Maintenance coordination is done from our central office and Division Head)
Manage administrative tasks including data entry, filing, and maintaining organized office records. Communicate invoices or vendor communication to accounting team.
Develop and maintain positive relationships with residents to encourage lease renewals and upselling of services. Hosting a resident event once a quarter, and sending out monthly newsletters.
Assist in the implementation of marketing strategies to attract new tenants.
Participate in conflict management and resolution processes as needed.

Qualifications

Previous experience in property management is preferred but not required.
Experience in Google Drive, AppFolio, or ability to navigate computer programs and learn quickly is necessary.
Excellent customer service skills with a focus on relationship management.
Strong organizational skills with attention to detail for data entry and filing tasks.
Effective phone etiquette and communication skills are essential for interacting with tenants and vendors.
