Position Overview

Villa Serena Communities is seeking an experienced Multi-Site Collections Specialist to oversee collections, delinquency management, and related bookkeeping responsibilities across multiple multi-family apartment communities.

This position plays a critical role in maintaining the financial health of our communities by managing resident accounts, reducing delinquencies, and supporting property teams with collection efforts. The ideal candidate is organized, detail-oriented, professional, and comfortable working independently while managing multiple communities.

Responsibilities

Responsibilities include, but are not limited to:

Manage collections, delinquency, and account follow-up for assigned multi-family communities.
Monitor and maintain resident balances, payment activity, and delinquent accounts.
Follow up with residents regarding outstanding balances and payment arrangements.
Process eviction documentation and assist with eviction procedures.
Attend court hearings and complete e-filing processes (experience preferred).
Prepare final account statements and move-out reconciliations.
Post rent payments and maintain accurate records in APPFOLIO.
Conduct property walks to identify delinquent accounts, lockouts, and account-related concerns.
Assist property teams with maintaining accurate resident account information.
Maintain compliance with company policies, lease agreements, and applicable rental regulations.
Communicate professionally with residents, property managers, and internal team members.
Work collaboratively with onsite teams to support overall community success.

Qualifications & Skills

High school diploma or equivalent required; college coursework or related degree preferred.
Previous experience in apartment property management, collections, accounts receivable, or a related field preferred.
Multi-family collections experience strongly preferred.
Experience with APPFOLIO or similar property management software preferred.
Familiarity with rental laws, eviction processes, and delinquency procedures.
Strong organizational skills with the ability to manage multiple communities and priorities.
Excellent written and verbal communication skills.
Strong attention to detail and problem-solving abilities.
Reliable, dependable, and able to work independently.
Positive attitude with a commitment to teamwork and providing excellent service.
