Full Job Description

Role Overview:

MGMT Residential seeks an Assistant Property Manager to join its growing team. The Assistant Property Manager supports residents across our portfolio of multi-family residential properties, and works closely with the Leasing, Construction and Operations departments to provide excellent service. The Assistant Property Manager works closely with Front Office Support, Maintenance Technicians, Porters, and On-Call Support, assigning work orders to support our residents and portfolio of properties.

Key Responsibilities:

Proactively communicate with residents about planned or unplanned service, activities, or repairs that will impact their building or unit. Respond to resident issues, requests, inquiries, and complaints, including ongoing communication for regular updates.
Conduct daily walk-throughs of the building portfolio and inspect vacant apartments for turnovers, identifying issues and creating work orders as needed.
Coordinate resident move-in and move-out activity as needed, including the review of resident notices to vacate to determine cause of move-out.
Enforce all building policies by communicating with residents in violation and maintaining activity records.
Assign work to Maintenance Technicians, Cleaners and Facilities staff, reviewing schedules and adjusting workloads based on availability, expertise and location of staff.
Develop professional communications that clearly and succinctly inform residents of the rules and requirements of the buildings in simple, easily understood terminology.
Maintain resident information accurately within Yardi, our property management system.
Maintain status of all resident financial activity, including rent roll, monthly variances, and evictions, ensuring all resident communications are complete, such as overdue notices.
Maintain a professional demeanor, demonstrating strong oral and written communication skills, providing a positive representation of MGMT in all resident interactions.
Conduct all issues related to property management in accordance with city, state and federal rules and regulations related to landlord and tenant rights.
Other duties as assigned

Preferred Skills:

Knowledge of rental housing requirements and landlord-tenant laws in the City of Philadelphia, as well as applicable state and federal laws
Working knowledge of multi-family residential real estate and property management
Knowledge of the Philadelphia rental market
Knowledge of building and mechanical systems

Requirements:

1-3 years experience in multi-family property management
Undergraduate degree or equivalent from an accredited institution (or equivalent working experience)
Fluent in Google suite and Yardi property management software
Available to communicate during after-hours and designated on-call times.
Driver’s License and reliable transportation
Work experience, transportation, certifications, availability.

Pay: $60,000.00 - $70,000.00 per year
