Position Summary

The Superintendent manages and allocates human and monetary resources to provide daily maintenance and makes necessary improvements by performing the following duties.

Essential Duties & Responsibilities

· Develops and implements construction projects, including creating specifications.
· Applies knowledge of commercial, fire, and regulatory requirements and ensures compliance with all requirements.

· Performs daily inspection of the property and annual inspection of all apartment units.

· Maintains a high standard of building maintenance and cleanliness.
Develops, revises, implements, and supervises maintenance and life safety programs and schedules.

· Schedules all corrective and preventative maintenance and assists maintenance staff with work orders as needed.

· Reviews and understands service contracts to ensure vendor compliance with appropriate insurance coverage levels and certificates as required by Boston Land.

· Maintains communication with the site on a twenty-four-hour basis.

· Schedules, plans, and supervises the refurbishing of apartments before new move-ins.

· Oversees building maintenance programs to eliminate deferred and emergency maintenance.

· Responds to all emergencies twenty-four hours a day.

· Responds to resident health emergencies with Management, if needed.

· Assists the Property Manager with creating budgets and reviewing budget status monthly.

· Maintains compliance with all federal, state, and local laws and regulations, including sanitary codes, etc.

· Submits required timely reports, including the Superintendent Monthly Report and the Preventative Maintenance Report.

· Monitors and cares for outdoor landscaping, i.e., waters plants and picks up trash.

· Assists with trash and recycling disposal.

Other Duties

· Resolves resident, vendor, and staff complaints as needed.

· Attends and participates in industry-related training.

· Complies with all company policies and procedures.

· Performs other related duties as assigned.

Qualifications

Education / Experience

High school diploma or general education degree (GED); two to four years of related experience and/or training; or an equivalent combination of education and experience.

Pay: $60,000.00 - $70,000.00 per year
