POSITION SUMMARY: The primary purpose of your job is to supervise the Maintenance Department in accordance with current federal, state, and local standards, guidelines, and regulations governing our facility, and as may be directed by the Executive Director, to assure that our facility is maintained in a safe and comfortable manner. The position may be classified as salaried exempt and is justified by a program requiring at least 50% of time dedicated to the management of the department and personnel.

Maintenance personnel will be responsible for carrying out work orders distributed by the Maintenance Director in order to keep all of our facilities in good repair. Maintenance work must be of good quality and performed in a timely manner. Duties may include but are not limited to handy man repairs, and other duties as assigned by Maintenance Director. Any HVAC or electrical experience is beneficial. Plumbing experience is required.

Responsibilities
Duties Include (but are not limited to):
- Handy man repairs around the facility
- Make ready rooms/painting trim and walls
- Quarterly maintenance inspection and quarterly preventative maintenance tasks,
- Cleaning condenser coils
- Changing out switches and plugs
- Changing filters
- Remove an reinstall new toilets and seats
- Remove and install kitchen and vanity faucets
- Clear a toilet or sink drain that is clogged. Ability to use a sewer machine
- Diagnose and repair ac unit problems
- General understanding of dishwashers/ washer machine and dryers. Being able to diagnose and replace a heating element, belt for dryer etc.
- Changing of light bulbs
- Grounds cleaning of debris to make us look well kept, not landscaping just picking up of trash debris that may have blown onto the property.
- Must have general tools
- Assembling furniture
- Other duties as assigned by management
Qualifications
- Ability to work without direct supervision
- Presentable appearance
- Reliable transportation (must be able to travel within a 30 mile radius of base)
- Ability to follow written and oral instruction
- Must be at least 18 years of age or a high school graduate
- Must be able to perform small repairs of good quality
- Must be able to lift and carry 40 lbs. or more
- Any HVAC, electrical or plumbing experience is beneficial but not required
QUALIFICATIONS:
Education and/or Experience:
- High School Diploma or equivalent
- Must have, as a minimum, one year of experience in a hospital, long-term care facility, or other related health care facility.
Other Specific Requirements
- Must provide evidence of being free of tuberculosis infection upon hire and as set forth by the policies of the facility.
- Must be able to read, write, speak and understand the English language.
- Must possess the ability to make independent decision when circumstances warrant such action.
- Must possess the ability to deal tactfully with personnel, residents, family members, visitors, government agencies/personnel, and the general public.
- Must possess leadership and supervisory ability and the willingness to work harmoniously with and supervise other personnel.
- Ability to plan, organize, develop, implement, and interpret the programs, goals, objectives, policies, procedures, etc., of the Maintenance Department.
- Ability to maintain the care and use of supplies, equipment, etc., and maintain the appearance of work areas; must perform regular inspections of resident rooms/units for order, safety, and proper performance of equipment.
- Must have patience, tact, cheerful disposition and enthusiasm as well as be willing to handle residents based on whatever maturity level they are currently functioning.
- Has the ability to seek out new methods and principles and be willing to incorporate them into existing maintenance practices.
WORK ENVIRONMENT:
- Works throughout the facility (i.e. resident rooms, therapy rooms, etc.).
- Moves intermittently during working hours.
- Is subject to frequent interruptions and may need to reschedule maintenance activities.
- Interacts with residents, personnel, visitors, government agencies/personnel, etc., under all conditions and circumstances.
- Is subject to hostile and emotionally upset residents, family members, personnel, and visitors.
- Works beyond normal working hours and on weekends and holidays when necessary. May be on call 24 hours per day, 7 days per week.
- Is subject to call-back during emergency conditions (e.g., severe weather, evacuation, post-disaster, etc.).
- Is subject to injury from falls, burns from equipment, odors, etc., as well as to reactions from dust, disinfectants, tobacco smoke, and other air contaminants.
- Is subject to exposure to infectious waste, diseases, conditions, etc., including TB and the AIDS and Hepatitis B viruses.
- May be subject to the handling of and exposure to hazardous chemicals.
- May be required to work in cramped spaces and in adverse weather conditions.
PHYSICAL AND SENSORY REQUIREMENTS (with or without the aid of mechanical devices):
- Must be able to move intermittently throughout the work day.
- Must be able to cope with the mental emotional and stress of the position.
- Must possess sight/hearing senses or use prosthetics that will enable these senses to function adequately so that the requirements of this position can be fully met.
- Must function independently, have flexibility, personal integrity, and the ability to work effectively.
- Must meet the general health requirements set forth by the policies of this facility which may include a medical and physical examination.
- Must be able to relate to and work with ill, disabled, elderly, emotionally upset, and, at times, hostile people within the facility.
- Must be able to lift up to 25 pounds. Requires infrequent lifting of more weight up to 50 pounds. Occasional pushing and pulling of carts.
- May be necessary to assist in the evacuation of residents during emergency situations.
