Full Job Description

ABOUT US

Inside Edge Commercial Interior Services is the premier name in nationwide commercial interior construction projects, specializing in seamless remodels and refreshes, as well as new construction. For 20 years, we've been the leader in nationwide flooring installation for the Retail and Senior Living markets. Our execution has been conducted at a centralized location utilizing proprietary project management software and third-party sub-contractors called service providers (SP’s).

The Estimator is responsible for preparing accurate, detailed, and competitive cost estimates with a primary focus on commercial painting and related surface preparation and finishing services. This role analyzes project documents, plans, and specifications to determine the labor, materials, equipment, subcontractor, and other costs required to successfully complete projects.

The ideal candidate has a strong understanding of commercial painting methods, materials, surface preparation, labor productivity, and project sequencing. This individual is analytical, highly organized, detail-oriented, and able to manage multiple estimates while meeting client and internal deadlines.

While the primary focus of this position will be supporting Inside Edge's growing paint sector, the Estimator may provide estimating support for other commercial interior construction services as business needs require. This position reports directly to the Director, Estimating Services.

KEY RESPONSIBILITIES

Commercial Painting Knowledge

Analyze construction documents, plans, finish schedules, and technical specifications to determine project requirements and scope of work.
Develop detailed estimates for commercial painting projects, including new construction, remodels, refreshes, and other commercial interior projects.
Understand commercial painting processes, including surface preparation, primers, coatings, finishes, and application methods.
Perform detailed quantity takeoffs for walls, ceilings, doors, trim, structural components, and other surfaces requiring paint or coatings.
Determine appropriate labor requirements, production rates, material quantities, equipment needs, and project sequencing.
Ensure estimates are comprehensive and account for all project components, including surface preparation, labor, materials, equipment, access requirements, and subcontractor costs.
Identify potential project challenges related to site conditions, phasing, access, scheduling, surface conditions, and coordination with other trades.

Technology and Tools

Utilize estimating software, digital takeoff tools, Excel, ERP systems, and other technology to prepare accurate cost estimates efficiently.
Maintain and update cost databases, ensuring accurate pricing for paint, coatings, materials, labor, equipment, and other project costs.
Obtain and evaluate pricing from suppliers, subcontractors, service providers, and other applicable vendors.
Leverage technology to identify efficiencies and improve the accuracy and speed of the estimating process.
Maintain organized and accurate documentation to support estimates, revisions, assumptions, and project handoffs.

Critical Thinking and Problem Solving

Review project requirements with precision, identifying all cost components, assumptions, exclusions, and potential risks.
Detect errors, inconsistencies, omissions, or conflicts in construction plans, specifications, and other project documents.
Seek clarification when project requirements are incomplete or unclear.
Evaluate alternative materials, methods, and approaches that may improve project value, efficiency, or competitiveness.
Collaborate with internal stakeholders to resolve challenges and refine estimates as needed.
Exercise sound judgment when evaluating incomplete information and developing appropriate estimating assumptions.

Team Collaboration

Work closely with the estimating team, sales department, project managers, operations, and other internal stakeholders to ensure estimates align with client and company expectations.
Communicate scope, assumptions, exclusions, risks, and other critical estimate details clearly and accurately.
Collaborate with field operations, service providers, subcontractors, suppliers, and other partners to improve pricing accuracy and strengthen estimating capabilities.
Support the handoff of awarded estimates to project and operations teams, ensuring a seamless transition from estimating to execution.
Provide estimating expertise and support to Inside Edge's paint sector as the service line continues to grow.
Support estimating needs across other commercial interior construction services as business needs require.

EXPERIENCE

Required

Bachelor's degree in Construction Management, Engineering, or a related field, or an equivalent combination of education and relevant experience.
5+ years of experience in construction estimating, preferably with significant experience in commercial painting.
Strong understanding of commercial painting processes, including surface preparation, primers, coatings, finishes, labor requirements, and production rates.
Experience reviewing construction documents, drawings, specifications, and finish schedules.
Experience performing detailed quantity takeoffs and developing comprehensive cost estimates.
Proficiency in estimating software, digital takeoff tools, Excel, and ERP systems.
Exceptional analytical skills with a keen eye for detail and accuracy.
Effective communication and collaboration skills to work closely with internal teams and external stakeholders.
Ability to manage multiple estimates simultaneously, prioritizing work based on deadlines and project complexity.

Desired

Experience estimating projects in a national or multi-regional commercial construction environment.
Knowledge of commercial and specialty coatings, including high-performance and specialty finish systems.
Understanding of labor rates, material costs, productivity factors, and industry regulations across different geographic regions.
Experience working directly with painting contractors, subcontractors, service providers, suppliers, or field operations.
Background in commercial painting operations, project management, or field supervision.
Experience with projects in retail, senior living, healthcare, education, hospitality, or other commercial environments.
Ability to identify opportunities to improve estimating processes, systems, technology, and pricing strategies.
