Maintenance Coordinator – Property Management

Reno, NV | $23–$30/hour + Mileage + Bonus Opportunities

Realty Boulevard – Property Management Division

Realty Boulevard is seeking an organized, detail-oriented Maintenance Coordinator to oversee maintenance operations for our growing property management portfolio. This position is ideal for someone who enjoys coordinating projects, working with vendors, staying organized, and keeping multiple tasks moving at once.

This is primarily an administrative and operations-focused role. While general maintenance knowledge is important, your day-to-day responsibilities will center around scheduling repairs, communicating with vendors and residents, tracking work orders, performing inspections, and ensuring maintenance requests are completed efficiently from start to finish.

What You'll Do

Manage maintenance work orders from start to completion using AppFolio (or similar software, training provided)
Coordinate vendors, contractors, and maintenance technicians to ensure repairs are completed on time and within budget
Schedule maintenance appointments and communicate with tenants, owners, and vendors throughout the repair process
Review vendor estimates, negotiate pricing when appropriate, and verify completed work meets company standards
Conduct move-in, move-out, quarterly, and semi-annual property inspections
Document inspections with detailed notes and photos
Install property signage and take marketing photos as needed
Coordinate installation, tracking, and troubleshooting of smart locks throughout the portfolio
Maintain organized maintenance records, invoices, and repair documentation
Respond professionally to maintenance questions from residents and property owners
Assist with after-hours emergency coordination on a rotating basis (company phone provided)
Perform occasional light maintenance or miscellaneous property tasks as needed
Other duties as assigned

What You'll Bring

3+ years of experience in property management, maintenance coordination, facilities management, construction administration, or a related field preferred
Excellent organizational and multitasking skills with the ability to manage a high volume of work orders
Strong computer skills and confidence learning new software systems
Experience with AppFolio or other property management software is a plus
Professional written and verbal communication skills
Ability to prioritize multiple projects while maintaining strong attention to detail
General understanding of residential maintenance systems including plumbing, HVAC, electrical, and general repairs
Strong customer service skills and the ability to build positive relationships with vendors, tenants, and property owners
Reliable personal vehicle with valid driver's license (mileage reimbursement provided)
Bilingual is a plus
