Full Job Description

SUMMARY:

A Construction Project Manager oversees all phases of a construction project, ensuring it stays on schedule, within budget, and meets quality standards. They coordinate teams, manage contracts, track financials, resolve issues, and communicate with stakeholders to drive project success. Their focus is on planning, execution, and efficient resource management to deliver a smooth construction process from start to finish.

ESSENTIAL FUNCTIONS:

1. Project Leadership

a. Responsible for managing all aspects of assigned projects.

i. Financials

ii. Design/planning

iii. Schedule

iv. Project management

b. Read and understand all elements outlined in the Prime contract.

c. Review and understand all aspects of the project plans and specifications.

d. Establish a plan for the project team to execute requirements and deliverables outlined in the prime contract.

e. Main point of contact for client, subcontractors, suppliers and project team.

2. Financial Responsibility

a. Work with estimating department to develop comprehensive estimates that cover all scopes of work for the project.

b. Review & level subcontractor proposals to ensure respective SOW is complete and accurate

c. Negotiate with subcontractors during buy-out process for best pricing.

d. Ensure subcontractor & owner change orders are processed in accordance with the prime contract.

e. Provide regular budget updates to all project stakeholders.

3. Design/Planning

a. Work with Design team (Dev Manager, Architect, Engineers) to develop design schedule and ensure plans are completed to client timeframe.

b. Collaborate with design team & client during plan development to ensure client requirements are being met.

c. Provide constructability and VE options during plan development.

d. Manage permit submittal process with Authorities Having Jurisdiction (AHJ) and work with design team to make permit issues are addressed in a timely manner.

e. Ensure project plans and documents are updated and changes arise.

f. Create comprehensive Basis of Design and/or SOWs for each trade.

4. Schedule

a. In conjunction with General Superintendent, develop master project schedule to meet all contractual deadlines.

b. Identify potential risks/delays and develop strategies to eliminate/reduce impacts to project schedule.

c. Provide regular schedule updates to all project stakeholders.

5. Project Management

a. Provide monthly budget updates to BOC mgmt.

b. Create subcontractor submittal schedule

i. Monitor schedule to ensure submittals are submitted on time and being processed in a timely manner.

c. Make sure RFI’s are reviewed and answered timely to keep project on schedule.

d. Conduct regular project meetings with all stakeholders

i. Meetings must be documented.

e. Enforce safety standards and endure compliance with all AHJ’s

f. Oversee the procurement process, including selecting vendors and early release of long lead items.

g. Confirm all construction work is performed per the project specifications, drawings, and subcontracts agreements.

h. Work with design team, AHJ, subcontractors, clients and accounting to complete close-out package within 60 days of project completion.

i. Conduct regular site meetings with Superintendent, Safety Manager, Subcontractors.

Other duties as assigned:

- Seek recommendation letters for completed projects.

- Follow up on client RFP’s as directed by SVP

- Provide subcontractor performance updates to BOC mgmt.

- Update BOC mgmt. on potential new materials and processes

- Mentor, develop, coach project team (APM,PE, PC)

- Promote culture of safety.

Quality Control: Maintaining high standards of workmanship and ensuring that all construction activities meet industry regulations.
Budgeting: Monitoring project expenses and managing financial resources to stay within budget constraints.

Technical Proficiency: In-depth technical knowledge is crucial for a project manager to make informed decisions and solve complex problems on-site. This includes understanding various construction techniques, materials, and tools required for industrial warehouse development. Core technical competencies include:

Construction Methods: Familiarity with different types of construction methods, such as precast concrete, steel structures, tenant improvements, rehabs and tilt-up construction.
Building Codes and Regulations: General knowledge with continual learning.
Blueprint Reading: Ability to read and interpret architectural and engineering plans accurately.
Site Analysis: Evaluating site conditions and making decisions based on soil reports, environmental impact assessments, and other relevant data.
Problem Solving: Addressing technical challenges quickly and effectively to maintain project momentum.

Team Management: Leading a team of workers, subcontractors, and suppliers, ensuring that all parties are aligned with project objectives.

Conflict Resolution: Addressing disputes and misunderstandings promptly to maintain a positive work atmosphere.
Decision Making: Making strategic decisions that benefit the project and align with the developer's vision.
Effective Communication: Clearly conveying project goals, updates, and expectations to all stakeholders, including clients, architects, and engineers.
Mentorship: Providing guidance and support to junior team members, fostering their professional growth.
Leadership and Communication Skills: Effective leadership and communication are fundamental to managing a diverse team of construction professionals and ensuring that everyone works towards common goals. A project manager must be able to motivate, guide, and support their team while fostering a collaborative work environment.

QUALIFICATIONS/SKILLS:

Bachelor’s degree in a technical discipline, Business Management, Construction Management, Engineering, or a combination of related experience and technical training and/or college degree.
Office-based role with occasional site visits.
Ability to work under tight deadlines in a fast-paced environment.
7+ years of experience in construction project management
Proven track record of delivering large-scale construction projects successfully.
Proficiency in project management software (e.g., Procore, Spectrum/Team, Microsoft Project, or similar).
Strong knowledge of construction contracts (e.g., Cost Plus, Fixed Price, GMP, Design-Build, etc…).

WORKING CONDITIONS:

· Must be able to interact with employees on a regular basis and be open to regular interruptions.

· Must be able to sit, stand or walk throughout the day in varying levels.

· Must be able to lift 20 pounds.

· Requires long hours in front of computer screens.

· Must be comfortable with an open workspace environment with ambient office noise.

· May require working beyond regular business hours to address urgent matters or to accommodate employee schedules.

· Should be prepared to handle high-stress situations while managing multiple priorities effectively.
