POSITION SUMMARY:
The Regional Manager in charge of Marketing & Training ("RMMT") supports portfolio performance by assisting with operations, occupancy growth, resident retention, employee development, marketing initiatives, and customer experience programs across a multifamily apartment portfolio.
Working closely with Regional Director and Community Managers, this position helps implement operational strategies, training programs, marketing initiatives, leasing best practices, and resident retention efforts that support occupancy growth, revenue optimization, service excellence, and operational consistency.
OVERALL RESPONSIBILITIES:
Key Performance Indicators (KPIs): Performance will be evaluated based on:
· Physical and economic occupancy
· Lease conversion ratios
· Lead-to-tour conversion
· Tour-to-application conversion
· Application-to-move-in conversion
· Renewal rates and resident retention
· Online reputation scores
· Marketing ROI
· Cost per lease
· Website conversion performance

· Training completion and effectiveness
· Portfolio revenue growth and NOI contribution
A) REGIONAL MANAGER DUTIES
Operational Leadership & Portfolio Support:
· Assist Regional Managers in achieving occupancy, leasing, renewal, and revenue goals.
· Support lease-up, stabilization, and occupancy recovery initiatives.
· Partner with onsite teams to improve customer service, leasing execution, and operational performance.
· Analyze property performance metrics and prepare recommendations for leadership.
· Identify recurring operational concerns and collaborate with management teams to improve performance.
· Support company initiatives designed to improve operational consistency and financial results.
Market Analysis & Revenue Optimization:
· Conduct market research and competitive analysis.
· Monitor market trends, concessions, pricing strategies, and competitor activity.
· Recommend operational, leasing, retention, and marketing strategies that improve property performance.
· Support revenue optimization initiatives and portfolio growth objectives.
· Assist leadership with portfolio performance analysis and strategic planning.
Compliance:
· Ensure leasing, advertising, marketing, and resident communication practices comply with Fair Housing requirements and company policies.
· Support Fair Housing compliance initiatives throughout the portfolio.
· Review communications and operational practices for consistency and compliance.
B) MARKETING DUTIES
Marketing & Brand Management:
· Develop and execute portfolio-wide marketing strategies designed to increase qualified traffic, occupancy, and revenue.
· Oversee digital marketing campaigns, social media initiatives, ILS advertising, SEO, PPC, retargeting, and geofencing programs.
· Manage community branding, marketing collateral, signage, promotional campaigns, and outreach efforts.
· Monitor advertising performance, lead generation, cost per lease, and marketing ROI.
· Coordinate relationships with marketing vendors, advertising partners, website providers, and consultants.
Leasing Performance Support:
· Support occupancy growth through effective marketing and lead generation strategies.
· Establish and promote lead management standards and conversion strategies.
· Evaluate lead-to-tour, tour-to-application, and application-to-move-in conversion metrics.
· Assist onsite teams in improving sales effectiveness and leasing performance.
Online Reputation & Resident Experience:
· Develop and implement resident retention and reputation management strategies.
· Monitor online reviews, resident feedback, and customer satisfaction trends.
· Support resident engagement programs and community-building initiatives.
· Collaborate with onsite teams to enhance resident satisfaction and retention.
Website & Digital Presence:
· Oversee community websites and digital assets.
· Ensure accurate, engaging, and compliant website content.
· Monitor website performance, SEO effectiveness, lead conversion, and user experience.
· Coordinate website updates, photography, content creation, and digital enhancements.
· Utilize analytics and reporting tools to evaluate performance and recommend improvements.
Marketing Analytics & Reporting:
· Track portfolio marketing performance and effectiveness.
· Analyze lead sources, advertising performance, website analytics, and conversion metrics.
· Prepare reports and recommendations for leadership to improve marketing results and return on investment.
C) TRAINING DUTIES
Team Development & Education:
· Encourage and track team’s progress in Cypressbrook University;
· Expand course with ever expanding proprietary courses for Cypressbrook University;
· Design and deliver training programs for leasing, customer service, Fair Housing, marketing, and operational best practices.
· Conduct onboarding and orientation training for new team members.
· Provide coaching, mentoring, role-playing exercises, workshops, and field training.
· Train Community Managers, Assistant Managers, and Leasing Professionals.
· Develop training materials, standard operating procedures, and best-practice guides.
· Support employee development and performance improvement initiatives.
· Foster a culture of accountability, professionalism, service excellence, and continuous learning.
Leasing & Resident Experience Training:
- Train onsite teams on leasing best practices, lead management, conversion techniques, customer service, resident communication, service recovery, and reputation management.
- Establish and promote portfolio-wide leasing standards and sales practices.
- Conduct leasing audits and evaluate lead-to-tour, tour-to-application, and application-to-move-in conversion performance.
- Support employee coaching and corrective action plans when necessary.
QUALIFICATIONS
Education:
· Bachelor's degree in Marketing, Accounting, Communications, Real Estate, Hospitality, or related field preferred.
· Equivalent multifamily industry experience may be considered.
Experience:
· Minimum 7 to 10 years of multifamily management, leasing, marketing, training, or operations experience.
· Multi-site experience preferred.
· Proven success supporting occupancy growth, resident retention, and leasing performance.
· Experience developing training programs and coaching onsite teams.
· Strong understanding of multifamily operations, Fair Housing compliance, customer service, and leasing practices.
Software & Technology Experience: Preferred experience with:

COMPENSATION
Base Salary: $65,000 to $90,000 annually, depending on experience and qualifications.
