REQUIRED: LCAM LICENSE

Position Summary

Waterford Properties & Real Estate, Inc. is seeking a highly organized, customer-focused, and experienced Licensed Community Association Manager (CAM) to oversee the day-to-day operations of a portfolio of condominium associations. The CAM serves as the primary liaison between the Board of Directors, homeowners, vendors, and the management company while ensuring compliance with Florida Statutes, governing documents, and company standards.

The ideal candidate is a proactive problem solver with exceptional communication skills, financial understanding, and a commitment to delivering outstanding customer service.

Essential ResponsibilitiesAssociation Management

Manage a portfolio of condominium associations.
Serve as the primary point of contact for Board Members and homeowners.
Build strong relationships with volunteer Board members.
Provide professional guidance on operational and governance matters.
Conduct regular property inspections and identify maintenance needs.
Ensure associations are maintained to the highest standards.

Board Support

Prepare meeting agendas in collaboration with Board members.
Attend evening Board meetings as required.
Prepare management reports and recommendations.
Record or oversee accurate meeting minutes.
Assist Boards in implementing policies and strategic initiatives.
Follow up on Board decisions to ensure timely completion.

Financial Oversight

Review monthly financial statements.
Monitor association budgets and expenses.
Assist with annual budget preparation.
Review invoices for approval.
Work closely with accounting staff regarding owner accounts, delinquencies, and reserve planning.
Obtain competitive vendor proposals and present recommendations.

Vendor & Maintenance Management

Solicit bids for maintenance and capital projects.
Coordinate vendor schedules and monitor contract performance.
Ensure vendors maintain proper licensing and insurance.
Respond promptly to maintenance emergencies.
Oversee preventive maintenance programs.

Compliance & Administration

Ensure compliance with Florida Statutes and governing documents.
Assist with covenant enforcement and architectural review processes.
Maintain accurate association records.
Coordinate annual meetings and elections.
Work with legal counsel as necessary.
Ensure proper insurance compliance.

Customer Service

Respond promptly to homeowner inquiries.
Resolve resident concerns professionally.
Maintain positive relationships with residents and Board members.
Communicate effectively through phone, email, and in person.

QualificationsRequired

Active Florida Community Association Manager (CAM) License.
Minimum 3 years of condominium association management experience.
Strong knowledge of Florida condominium laws.
Experience managing multiple associations simultaneously.
Excellent written and verbal communication skills.
Strong organizational and time management skills.
Proficiency with Microsoft Office Suite.
Valid driver's license and reliable transportation.

Preferred

Experience with AppFolio, Vantaca, CINC Systems, or similar association management software.
Construction or facilities management experience.
Budgeting and financial analysis experience.
CMCA®, AMS®, or PCAM® designation (preferred but not required).
