Prime 1 Realty is expanding its commercial real estate platform and is seeking entrepreneurial Florida-licensed real estate professionals who want to build or expand a serious commercial brokerage practice.
Prime 1 is evolving into an owner-focused commercial and investment real estate company serving property owners, investors, developers, businesses, associations and sophisticated real estate clients.
This is not a conventional residential agent recruiting opportunity.
Commercial real estate is a relationship, knowledge and origination business. Our Commercial Real Estate Advisors are expected to develop market expertise, originate assignments, understand property economics and build relationships with owners and investors that can produce opportunities for years.
Our objective is not simply to participate in transactions.
Our objective is to become a trusted real estate advisor to the client.

Advisors may develop a specialization in one or more property types or commercial disciplines based on their experience, market opportunity and professional development.
What You'll Do
Prime 1 Commercial Real Estate Advisors actively build and manage their own commercial practice.
Responsibilities may include:
- Prospecting commercial property owners, investors, developers and business decision-makers
- Originating listings, leasing assignments, acquisition mandates and other commercial opportunities
- Developing on-market and off-market opportunities
- Building long-term relationships with owners, investors and ownership groups
- Researching properties, ownership, markets and competitive inventory
- Preparing comparable analyses, valuation support and investment analyses
- Understanding property income, operating expenses, capitalization rates, cash flow, financing considerations and other commercial economics
- Preparing proposals, listing presentations and property marketing materials
- Marketing properties for sale or lease
- Representing sellers, buyers, landlords, tenants and investors
- Participating in negotiations, due diligence and transaction execution
- Maintaining a disciplined CRM, prospecting pipeline and follow-up process
- Developing expertise and market recognition within a defined commercial specialty

Commercial Compensation
This is a commission-based independent contractor commercial brokerage opportunity.
Prime 1 utilizes a production-based commercial compensation structure designed to recognize:
- Origination
- Experience
- Production
- Transaction responsibility
- Sustained performance
Compensation for Advisor-originated business is established under the applicable Prime 1 Commercial Independent Contractor Agreement.
Experienced commercial professionals with demonstrated production, established owner and investor relationships, specialized market expertise or an existing transferable book of business may qualify for enhanced or individually negotiated compensation terms.
Commercial transactions can involve cooperating brokers, teams, referrals, multiple professionals and transaction-specific arrangements. Compensation is therefore determined in accordance with the applicable agreement and the economics and responsibilities of each assignment.
Prime 1-Originated Commercial Opportunities
Prime 1 also develops commercial opportunities through company business development, owner and investor relationships, brokerage activities, property management relationships, CAM relationships, strategic partnerships and marketing.
Prime 1-originated assignments are separate from Advisor-originated business.
Compensation for company-originated opportunities is established based on the source and nature of the assignment, the Advisor's role, specialization, experience, responsibilities and transaction structure.
Company-originated business is not guaranteed.

Exceptional Professionals Transitioning Into Commercial
Commercial experience is strongly preferred, but we will consider exceptional Florida-licensed professionals with the business-development ability, analytical aptitude, professionalism and commitment necessary to become legitimate commercial real estate practitioners.
Relevant backgrounds may include investment real estate, multifamily, luxury real estate, property management, community association management, finance, banking, development, construction, leasing, asset management and business development.
Simply wanting to "try commercial real estate" is not sufficient.
Candidates transitioning into commercial brokerage must be serious about developing the financial, analytical, transactional and relationship-development disciplines necessary to compete professionally.

Qualifications
Required
- Active Florida real estate license in good standing
- Strong written and verbal communication
- Professional judgment and client-service standards

- Self-direction, organization and accountability
- Ability to comply with brokerage, licensing, advertising and transaction requirements
- Appropriate REALTOR®, MLS or commercial platform participation where required for your practice

- Florida Broker Associate license
- Commercial brokerage experience
- Demonstrated real estate production
- Commercial listing or business-development experience
- Existing owner, investor, developer or business relationships
- Investment, finance, development, leasing, property management or asset-management experience
- Understanding of commercial financial analysis

- CCIM coursework, candidacy or other meaningful commercial credentials
