SUMMARY OF ROLE
Parakeet Communities is looking for a Regional Sales Coordinator to help drive home sales, rentals, and occupancy across an assigned group of manufactured housing and RV communities. This is a field-based sales role for someone who likes being out at the properties, meeting prospects, showing homes, following up, and helping people find the right fit within our communities. Our product is not one-size-fits-all. Depending on the property, we may be selling new manufactured homes, renovated park-owned homes or park models, or assisting with renter conversions or ideal pathways to occupancy. The Regional Sales Coordinator will work closely with Community Managers, Regional Managers, and the Sales & Marketing team, but will be expected to take ownership of the sales activity within their assigned territory. This person must be a self-starter who is proactive, organized, comfortable working independently, and a strong communicator.
QUALIFICATIONS AND EXPERIENCE
· 1–3 years of experience in property management, manufactured housing, residential leasing, or a related field.
· Strong customer service and people skills; professional and calm under pressure.
· Highly organized: able to manage multiple work orders, resident interactions, and tasks simultaneously.
· Proficiency in MS Office (Word, Excel, Outlook) required; Rent Manager or similar software a plus.
· Strong written and verbal communication skills.
· Ability to work independently with minimal supervision and take ownership of assigned responsibilities.
· Physical ability to conduct regular site walks and work outdoors in varying conditions.
· Prior leasing or sales experience a plus; willingness to engage with prospects is what matters most.
· Valid Driver's License + reliable vehicle
· Bilingual (English x Spanish) is preferential.
ESSENTIAL FUNCTIONS & RESPONSIBILITIES
Lead Management and Follow-Up
→ Respond to and actively work assigned leads through the CRM.
→ Follow up consistently with new, active, and previously engaged prospects.
→ Maintain accurate notes, statuses, next steps, and follow-up dates in the CRM.
→ Re-engage older leads and prospects who toured but did not apply.
→ Ensure no qualified lead is sitting without an assigned next step.
→ Work within established hot, warm, and cold lead follow-up expectations.
Tours Experience and Prospect Communication
→ Conduct home and community tours throughout the assigned region.
→ Coordinate with Community Coordinators when onsite assistance is needed.
→ Follow up with prospects immediately after tours.
→ Understand available inventory, pricing, promotions, financing options, and community features.
→ Present homes and community amenities professionally and confidently.
→ Help prospects identify the home and community that best fits their needs.
Sales, Leasing and Occupancy – Application Process
→ Move prospects from inquiry through tour, application, approval, and closing.
→ Assist prospects with applications and required sales documentation.
→ Collaborate with the Loan Coordinator and approved lenders when financing is needed.
→ Explain basic lease and financing processes clearly to prospective residents.
→ Maintain visibility on every open sale and identify anything preventing the deal from moving forward.
→ Partner with Operations to confirm homes are Ready to Market and Ready for Move-In before possession is scheduled.
→ Support both home sales and approved rental opportunities based on company strategy.
→ Help drive occupancy through consistent follow-up, local activity, sales, leasing, and infill support.
Local Marketing, Analysis and Lead Generation
→ Develop grassroots marketing opportunities within the assigned territory.
→ Build relationships with local employers, businesses, community organizations, real estate contacts, and referral sources.
→ Understanding of the local market to best position our offering
→ Participate in open houses, community events, and other local sales activities.
→ Identify opportunities for signage, local advertising, outreach, and resident referral programs.
→ Work with Marketing to make sure local campaigns match available inventory and community needs.
→ Utilize social networking and basic design tools to support local marketing efforts.
Inventory and Property Knowledge
→ Maintain a strong understanding of available homes throughout the assigned region.
→ Know home pricing, condition, financing options, promotions, and expected Ready to Market dates.
→ Regularly walk available inventory and communicate listing or condition concerns.
→ Provide Sales leadership with feedback on pricing, prospect objections, market demand, and homes that are not generating activity.
CRM and Reporting
→ Maintain a clean and accurate CRM at all times.
→ Track lead activity, tours, applications, approvals, closings, and lost opportunities.
→ Participate in weekly pipeline reviews.
→ Provide clear updates on: Active prospects, Upcoming Tours, Applications, Financing Status, Expected closings, Stalled deals, Homes needing additional sales activity, Identify trends and recurring reasons prospects are not converting.
Collaboration with Operations
At Parakeet, Sales and Operations work closely together, but there is a distinct delineation of accountability.
Regional Sales Ownership:
Lead follow-up, Prospect communication, Tours, Applications, CRM activity. Local sales outreach, and Moving the prospects through the sales funnel
Community Manager Ownership: Community-specific information, Property access (as needed), Resident/community questions, Move-in coordination. Operational readiness.
Regional Manager Ownership: Operational oversight, Disciplinary Action/ Escalation support, Property-level communication.
