Job Title: Facilities Technician
FTE: Full Time, 37.5 hrs/wk
Reports to: Facilities & Sustainability Manager
FLSA Designation: Non-Exempt - Hourly
SUMMARY
As a member of Urban Land Conservancy’s Assets Team, the Facilities Technician supports the inspection, maintenance, repair, and care of ULC’s managed commercial property portfolio. This position performs hands-on facilities work, coordinates with team members and vendors, and helps ensure that ULC properties remain safe, functional, welcoming, and aligned with ULC’s commitment to sustainability and community-serving real estate.
DUTIES & RESPONSIBILITIES
The Facilities Technician is responsible for completing routine inspections, responding to work orders, performing basic repairs, supporting preventative maintenance, and communicating property needs to the Facilities/Sustainability Manager and Assets Team. Responsibilities include, but are not limited to:
Property Inspections
· Perform regular, thorough building and property inspections using the established checklist for each location.
· Use Yardi Facility Manager software or mobile applications to track inspection progress and completion.
· Identify issues and create work orders through the maintenance software.
· Submit regular updates to the Facilities & Sustainability Manager outlining inspections completed, issues identified, and follow-up actions taken.
Maintenance & Repairs
· Trades & General Repairs: Perform routine hands-on repairs across building trades, including basic plumbing, HVAC maintenance (filters/adjustments), light fixture replacements, touch-up painting, drywall patch/repair, and graffiti removal.
· Internal Office & Event Support: Provide ongoing operational support for ULC operations, events, and staff, including assembling/moving office furniture, mounting artwork, whiteboards, and fixtures, reconfiguring office layouts, and managing physical setup/breakdown for meetings and events.
· Exterior & Grounds Care: Maintain property curb appeal and safety through routine debris/litter removal, power washing walkways and parking areas, and performing minor landscape, tree, and shrub trimming.
· Vendor, Project & System Oversight: Assist the Facilities & Sustainability Manager in coordinating third-party contractors for specialized repairs or annual inspections, supporting oversight on capital/renovation projects, and ensuring building systems run at peak efficiency.
Collaboration & Team Participation
· Support ULC staff and the Assets Team by communicating work order status, inspection findings, vendor needs, and project progress in a timely and professional manner.
· Participate in an on-call rotation for answering and responding to after-hours emergency calls
· Participate in Assets Team meetings and lead discussions or updates as needed.
· Other duties as assigned.

A successful candidate will demonstrate competency in the following through education, work history, or life experience:
· Facilities and Building Systems Knowledge: Working knowledge of building construction, HVAC, electrical, plumbing, mechanical systems, and related terminology, with the ability to identify issues, troubleshoot basic problems, and determine when vendor support is needed.
· Hands-On Maintenance Skills: Skilled in safe use of hand and power tools and able to complete basic construction, carpentry, painting, drywall, plumbing, lighting, landscaping, cleaning, and general facilities maintenance tasks.
· Preventive Maintenance and Work Order Management: Ability to understand, maintain, and prioritize preventive maintenance schedules; document inspections and repairs; enter accurate updates; and use technology, mobile applications, and work order systems such as Yardi/Voyager.
· Organization and Prioritization: Ability to organize daily work, manage competing priorities, distinguish urgent needs from routine tasks, maintain ULC-owned shop areas and equipment, and follow through on assignments with attention to detail.
· Communication and Collaboration: Communicates clearly and professionally with staff, tenants, vendors, and team members in multiple settings, including written updates, verbal communication, meetings, and emergency response situations.
· Professionalism, Dependability, and Adaptability: Demonstrates reliability, sound judgment, flexibility, and the ability to work independently and as part of a team while adapting to changing priorities and following written and verbal instructions.
· Safety and Risk Awareness: Maintains safe work practices, understands basic site safety expectations, uses tools and equipment appropriately, and operates a company-provided vehicle in accordance with ULC policies and insurance requirements.
· Digital Proficiency: Advanced ability to leverage essential software platforms, including Microsoft Office Suite, Google Suite, and Yardi Facility Manager and other property management software.

PHYSICAL DEMANDS

- Primarily active, physical work: Frequently required to stand, walk, climb stairs/ladders, bend, stoop, kneel, crouch, crawl, reach, and work overhead or in confined spaces for extended periods.
- Lifting & Carrying: Frequently lifts, carries, pushes, or pulls equipment, materials, and supplies weighing up to 50 pounds, and occasionally up to 75–100 pounds with assistance or heavy lifting equipment.
- Manual Dexterity & Tool Use: Must possess the physical capability and hand-eye coordination to safely operate hand tools, power tools, power washers, landscaping tools, and mechanical maintenance equipment.
- Visual & Sensory Acuity: Requires close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus to inspect building conditions, perform detailed electrical/plumbing repairs, and read equipment schematics.
- Travel & Mobility: Frequent driving between properties within the Denver Metro area. Must maintain a valid driver’s license, a clean driving record, and the physical capability to operate a company vehicle.
WORK ENVIRONMENT

- Active Property & Field Setting: The majority of work is performed across commercial property sites, building interiors, mechanical rooms, rooftops, construction zones, and outdoor property grounds in varying weather conditions (heat, cold, precipitation).
- Potential hazards: May occasionally encounter moving mechanical parts, electrical hazards, heights, and potentially hazardous materials during site visits. Appropriate safety precautions and training will be provided.
- Noise levels: Noise levels can vary from quiet office environments to high noise levels during site visits or construction activities.
QUALIFICATIONS
A combination of education and experience demonstrating the required knowledge, skills, and abilities may be considered. REQUIRED:
· Education: High school diploma or equivalent (GED).
· Experience:
o Two (2) to three (3) years of hands-on experience in facilities maintenance, commercial property repair, or building trades (HVAC, plumbing, electrical, carpentry).
o Experience with the nonprofit sector, community development, or social justice is preferred.
· Other: Valid driver’s license and ability to be insured under ULC’s auto insurance policy, ability to satisfactorily pass a criminal background check.
COMPENSATION AND BENEFITS

- Pay Range: The salary range for this position is $31.25 - $37.50 per hour, commensurate with experience, qualifications, and demonstrated skills.
- Work Schedule: This is a full-time, 37.5-hour per week position with options for flexible or alternative work schedules, subject to operational needs and management approval.
- Pay Frequency: Employees are paid bi-weekly.
