Job Summary

Navigate Homes is seeking a full-time New Homes Sales Consultant to sell our new townhomes, duplexes, condos, and single-family homes. This person will be enthusiastic about connecting prospective buyers with high-quality new construction homes in a variety of different price ranges. They’ll be able to jump at a moment’s notice to meet a prospect at a new home and will get excited about writing purchase agreements during evenings and weekends. Our New Homes Sales Consultant will get to know our homes and neighborhoods better than anyone, which will help us all accomplish our goals.

The New Home Sales Consultant guides buyers and buyers’ agents through the home selection, building, and buying process. They will perform showings, input listings, prepare sales documents, and promote the homes to potential buyers. The New Home Sales Consultant will be in frequent contact with home buyers, buyers’ real estate agents, the Selections Coordinator, and the VP of Sales & Marketing. This job requires regular work during evenings and weekends but provides for a flexible schedule during the work week. Marketing is part of sales, and part of the job is creating social media content and supporting comprehensive marketing plan.

Schedule

This role requires regular evening and weekend work when buyers are available, with a flexible schedule during the work week. As an outside sales role, the Consultant customarily and regularly engages in selling away from Navigate’s offices — at model homes, in communities, and in the field.

Responsibilities

Coralville, Iowa, area with travel to Cedar Rapids and surrounding communities

Host model homes, conduct showings, and run open houses and community events.
Self-generate leads through buyer referrals, Realtor relationships, community engagement, and proactive follow-up — not just inbound inquiries.
Maintain disciplined CRM and pipeline records and submit regular activity reports that track lead measures (appointments, follow-ups, registrations) alongside lag measures (contracts, closings).
Prepare accurate purchase agreements, disclosures, and sales documentation.
Input and maintain listings in the Multiple Listing Service (MLS), keeping data accurate and current.
Keep community web pages, listings, and pricing current and accurate, and update social media with photography and inspiring copy.
Monitor the competitive market — competitor pricing, incentives, product, and absorption pace — and bring that intelligence back to the team.
Deliver consistent follow-through from first contact through closing and into the warranty handoff, protecting customer satisfaction at every step.
Support the comprehensive marketing plan, including advertising, promotions, and content creation.
Apply Navigate’s co-op and buyer’s-agent policy — model registration and procuring-cause documentation — consistent with current industry practice.
General duties as assigned.

Skills, knowledge and abilities

Strong understanding of real estate sales, rules and laws, forms, documents, disclosures, and agreements

Outstanding attention to detail, organization, multi-tasking, problem solving, and interpersonal skills.
Ability to handle and prioritize multiple projects.
Ability to interact effectively at all levels
Ability to read, count and write accurately to complete all documentation.
Ability to work independently with minimal supervision.

Pay

Base salary of $50,000, plus uncapped commission. On-target earnings of $75,000–$100,000 in year one, with top performers earning significantly more. Benefits include medical, dental, 401K, and employer-paid real estate license, education, memberships, and insurance.

Job Requirements

Must be licensed to sell real estate in Iowa
Valid driver’s license and reliable vehicle
Ability to regularly work evenings and weekends with a flexible schedule during the work week

Experience

Proven experience in sales or customer service roles, preferably within real estate or property management environments.
Strong negotiation skills with the ability to close deals confidently and ethically.
Knowledge of Fair Housing regulations, real estate law, and property management practices is preferred.
Demonstrated organizational skills with experience managing administrative tasks efficiently.
Familiarity with marketing strategies and real estate administrative processes enhances success in this role.
