Full Job Description

We have an immediate opening for a Residential Leasing Consultant - Days of work are Tuesday - Saturday

This position reports directly to the Community Manager and Assistant Community Manager.

DAYS/HOURS OF WORK: TUESDAY - SATURDAY 8:00am - 5:00pm

SUMMARY: Show and lease apartments to prospective residents by performing the following duties.

ESSENTIAL DUTIES AND RESPONSIBILITIES: include, but are not limited to, the following. Other duties may be assigned.

Answer phones with a cheerful voice using the predetermined greeting for the property.

Interview prospective residents and record information to ascertain needs and qualifications.

Accompany prospects to models and apartments, and discuss size and layout of rooms, available facilities, such as swimming pool, location of shopping centers, services available, and terms of lease.

Use knowledge of property, community and competitors to overcome objections given by prospects. Complete lease form or agreement and collect rental deposit.

Routinely follow up with undecided prospects using contact cards. Keep detailed records.

Prepare lease package and assist with all move-in and move-out procedures.

Walk marketing path daily and arrange for necessary maintenance to maintain property curb appeal.

Prepare fresh balloons daily to attach to A-frames that are positioned daily.

Assist in scheduling work and maintain log of resident service requests.

Inspect vacant apartments as needed and assist with yearly inspections.

Assist with lease renewal procedures, preparation of various reports, collection of late rent and other monies due, and serving notices to residents.

Handle emergency situations according to company policy.

Attend sales training annually and shop competitors regularly to keep up with current rental market.

Use software provided to accurately prepare lease packages, enter data and document leasing activity.

EDUCATION AND/OR EXPERIENCE:

High school graduate.

Minimum one year leasing experience or similar sales experience, with ability to close the sale.

Appearance and manner compatible with image of property.

Positive attitude, energetic, assertive with a good sense of humor.

Accurate typist.

LANGUAGE SKILLS: Must be able to comprehend, speak and write fluent English. Bi-lingual a plus!

COMPUTER SKILLS:

Experience with Microsoft Word and Excel.

Experience with Yardi Accounting system preferred but not required.

Experience with Internet and E-Mail required.

Familiarity with common office equipment.

INTERPERSONAL SKILLS: To perform this job successfully, an individual must be able to communicate and work well with employees, residents and the general public.

REASONING ABILITY: Confident, positive attitude. Ability to think clearly and logically under pressure.

Climbing stairs and walking to and from apartments with prospective residents are requirements of the job. Daily and monthly physical inspections of the community are required. Typing, using a phone and sitting are physical demands of the position.
