Job Overview:
A skilled HVAC Technician with current EPA certification is responsible for the installation, maintenance, and repair of heating, ventilation, air conditioning and refrigeration systems within a commercial or institutional environment. This role ensures systems operate efficiently and reliably to maintain occupant comfort. This position requires strong technical expertise, a commitment to safety, and adherence to all applicable environmental and regulatory standards while optimizing overall system performance.
Responsibilities:
- Inspect, diagnose, and repair all HVAC and refrigeration equipment (chillers, boilers, RTUs, heat pumps, air handlers, VAV systems, etc.)
- Perform scheduled preventive maintenance on mechanical and control systems.
- Monitor building automation systems (BAS) and make necessary adjustments for efficiency and comfort.
- Maintain accurate service and maintenance records for all equipment.
- Respond promptly to facility maintenance requests and HVAC system alarms.
- Ensure compliance with EPA guidelines for refrigerant handling, recovery, and disposal.
- Collaborate with facility maintenance staff and contractors to coordinate system repairs and upgrades.
- Assist in capital improvement projects involving HVAC and energy management systems.
- Adhere to OSHA and company safety standards at all times.
- Perform general maintenance tasks and respond to non-HVAC maintenance requests as needed to support overall facility operations.
- Strong troubleshooting and problem-solving skills.
- Availability for on-call emergencies and after-hours support as needed.
- Ability to communicate effectively with residents, families, staff, vendors and the general public.
- Must have compassion for and desire to work with the elderly and understand that for each resident the facility is considered the Resident’s home.
- Must demonstrate the ability to work responsibly as a team member as well as an individual.
- Must be honest, ethical, fair, dependable, respect confidentiality and the rights and privacy of others.
- Responsible for ensuring that all employees are providing excellent customer service to internal and external customers.
- Perform job duties for residents and with team members in a courteous and professional manner.
- Take the initiative to ensure resident safety and satisfaction is a priority.
- Meet and greet visitors in a friendly, helpful manner (visitors include anyone who visits the community; specifically, current residents’ families and friends, prospective residents and their families, referral sources, vendors and regulators).
- Answer phones appropriately, according to company and community standards.
- Communicate professionally and cooperate with supervisors and all community personnel.
- Ensure understanding and compliance about residents’ rights.
- Perform other duties as assigned.

Required Qualifications:
- Current EPA Certification (Universal or Type 11) is required.
- 2+ years of experience in HVAC installation, maintenance and repair (commercial or institutional).
- Strong knowledge of HVAC systems, refrigeration, electrical components, and controls.
- Ability to read and interpret blueprints, schematics, and technical manuals.
- Knowledge of safety standards and environmental regulations.
- Must pass a criminal background check.
- Must meet all health and safety requirements.
- Must be able to perform all duties and responsibilities, with or without reasonable accommodation.
Preferred Qualifications:
- Additional certifications (e.g., NATE certification; HVAC Excellence Master Specialist).
- Experience with preventive maintenance programs and work order systems.
- High School diploma or equivalent; technical training or certification in maintenance related fields are preferred.
Job Requirements & Work Conditions:
- Schedule hours; possible overtime. May work in other positions temporarily when necessary.
- Is subject to callback during emergency conditions (e.g., severe weather, evacuation, post disaster, etc.).
- Is subject to injury from falls, burns from equipment, odors, etc., through the workday, as well as to reactions from dust, disinfectants, and other air contaminants.
- May be subject to the handling of and exposure to hazardous chemicals.
- Including but not limited to sitting/standing in place for short/long periods at a time, repetitive use of hands, fingers, wrists, arms, frequent walking, bending, reaching, stooping, squatting, pushing/pulling/lifting 25+lbs. High people interaction, bright and low lighting, loud noises, fluctuating temperatures, exposure to odors communicable illness/disease and other related infectious contagions found in a healthcare/residential setting.
