JOB TITLE: Property Accountant

DEPARTMENT: ECR Management

REPORTS TO: Accounting Manager

EMPLOYMENT STATUS: Full-time; Salaried

ECR Management is looking for a motivated self-starter who is ready to serve as a Property Accountant, on a portfolio of commercial properties. This candidate will possess analytical and critical thinking skills, the ability to multi-task, and a kind and sincere approach to working with others. JOB SUMMARY:

The Property Accountant position is involved in the day-to-day accounting responsibilities. This role is responsible for administering, coordinating and implementing the day-to-day accounting activities relating to the maintenance of a complete and accurate general ledger, monthly reports, and financial statements for a portfolio of properties.

KEY RESPONSIBILITIES:

Administer, coordinate and implement the day-to-day accounting operations and functions of the Property Management Division as required by Property Management Agreements with clients and established policies and procedures of the company.
Ensure timely, accurate application of cash receipts to proper entities and accounts.
Perform routine accounting functions (i.e. create and reconcile accounting entries while resolving discrepancies).
Prepare source data for income and balance sheet statements.
Update, add, modify and delete client, property, tenant and vendor information in Yardi Voyager database in a timely manner.
Review and process all property invoices, comparing them to budget and contracts as applicable; ensure proper coding of each payment; obtain approval from appropriate Manager or department.
Post all payables in preparation for Associate to process all checks in a timely manner and deliver for signature ensuring adherence to company policies for approval. Release checks to vendors per instructions.
Process journal entries, reviewing for coding accuracy.
Verify the accuracy of accounting classifications assigned to various records.
Complete monthly bank reconciliations.
Assist in generating financial statements as required.
Interface with Property Managers to ensure timeliness and completeness of reporting requirements.
Maintain personal contact with tenants, vendors and brokers to ensure solid, reliable relationships.
Assist Property Managers with budgeting.
Perform expense recovery calculations.
Maintain records of and reconcile daily cash receipts.
Research and resolve accounts receivable issues.
Perform and/or monitor collections and assist with the coordination of default proceedings.
Take proactive ownership of and responsibility for all accounting and financial information relating to the properties.
Ensure property-level transactions are accounted for accurately.
Ensure adherence to ECR Management Policies and Procedures as well as compliance with codes, regulations, and governmental agency directives.
Develop and implement procedures and controls for effective communication flow with the Property Management Division as well as with other Divisions of the company.
Administer month-end and year-end procedures.

EDUCATION & EXPERIENCE:

Minimum of three (3) years of accounting experience in the commercial property management industry is required
Bachelor’s degree is required
Knowledge of generally accepted accounting principles including fund accounting and accounting methodologies, as well as understanding of applicable codes, regulations and governmental agency directives
Knowledge of Yardi Voyager accounting software or other professional business accounting software.
Proficiency in Microsoft Office Suite is required

Learn and adapt quickly to technology and processes
Understand Property Management Division goals and their integration/relationship with overall company goals
