Senior Property Manager – Luxury Residential Community
Morris County, NJ
Starting Salary: $115,000 per year, commensurate with experience
Job Type: Full-time
Work Location: In person

A large, well-established real estate development and property management company is seeking an experienced Senior Property Manager to oversee a large luxury residential apartment community in Morris County, NJ.

This position is responsible for managing the daily operations of a high-end residential community of approximately 1,200 units. We are seeking a polished, experienced, and highly capable property management professional with a strong background managing luxury residential apartment communities.

The ideal candidate must have experience overseeing a luxury residential property, leading on-site teams, maintaining high standards for resident service, managing property operations, and ensuring the community is operated with professionalism, urgency, and attention to detail.

This is not an entry-level property management role. We are looking for a strong leader who can manage a large, fast-paced luxury residential community, hold teams accountable, communicate effectively with senior leadership, and maintain a high level of resident satisfaction.

Responsibilities
Oversee daily operations for a luxury residential apartment community of approximately 1,200 units
Lead, support, and hold accountable leasing, administrative, maintenance, and property staff
Maintain high standards for curb appeal, resident service, property appearance, and overall operations
Manage resident relations, escalations, service concerns, renewals, collections, occupancy, and leasing performance
Partner closely with maintenance leadership regarding work orders, unit turns, capital needs, inspections, vendor coordination, and property issues
Ensure the property is maintained to luxury residential standards at all times
Review operational reports, track priorities, and communicate updates to senior leadership
Ensure compliance with company policies, Fair Housing, lease requirements, and applicable housing regulations
Support hiring, training, coaching, scheduling, and performance management of property staff
Manage competing priorities in a high-volume, high-expectation residential environment
Communicate professionally with residents, employees, vendors, ownership, and senior management
Perform additional duties as needed to support property operations

Qualifications
Luxury residential property management experience required
Experience managing a large residential apartment community required
Experience overseeing 1,000+ units strongly preferred
Strong leadership and staff management experience required
Experience managing high-end resident expectations and service standards required
Yardi experience preferred
Strong knowledge of leasing, renewals, collections, resident relations, maintenance coordination, and property operations
Excellent verbal and written communication skills
Polished, professional, and confident leadership presence
Strong decision-making, follow-up, and problem-solving skills
Ability to manage a large property with multiple departments and competing priorities
Strong organizational skills and attention to detail
Must be able to work on site in Morris County, NJ
Must be legally authorized to work in the United States
