Field Manager — Residential Renovation

JKM Building & Renovations · Jersey City, NJ · Full-Time $85,000–$110,000 base + performance bonus + vehicle allowance

Know the work. Run the sites.

JKM Building & Renovations is a family-owned general contracting firm specializing in urban residential renovation and full gut rehabilitation in Jersey City and across Hudson County. We run multiple complex projects at once, hold ourselves to a high standard of craft, and work in a dense, historic, heavily permitted environment where coordination and follow-through make or break a job.

We're hiring a Field Manager to run our field operations across every active job. This is a hands-on oversight role for someone who came up through the trades — you know how the work goes together, you can spot a problem before it becomes a callback, and you can give a crew or a sub the practical direction that keeps a job moving. You'll oversee three to five concurrent projects, riding a rotation across sites, directing the leads and crews, coordinating subs, and keeping every job on schedule and to standard.

When ownership is off-site or focused on the next project, the field is yours. We want to be able to step back knowing the work is being run by someone who has actually built it — not just managed it from a desk. This role rewards trade knowledge and practical judgment: you'll be on sites every day, in the drawings, and ready to put hands on the work when a crew needs experienced help or a problem solved on the spot.

What You'll Own

Multi-site oversight. Run three to five active renovation projects at once, walking each site on a regular rotation. Keep every job moving, catch problems early, and be the experienced set of eyes across the whole portfolio.
Hands-on field leadership. Direct and develop the lead carpenters, in-house crew, and site staff. Set clear daily and weekly direction, hold the standard, and step in with the tools when a crew needs a second set of experienced hands.
Practical problem-solving. Use real trade knowledge to make the call in the field — how something gets built, why it's failing, what the workaround is — so jobs don't stall waiting on an answer.
Crew and labor management. Allocate the in-house crew across all active jobs, manage field-staff performance, and help hire and onboard new field labor.
Schedule execution. Work with the office on project scheduling — you run the field to the schedule rather than building it yourself. Sequence trades, stay ahead of long-lead procurement, coordinate inspections, and keep the office updated on any delays or problems affecting the critical path.
Subcontractor and material coordination. Order the materials needed on site, coordinate and hold subs accountable to their commitments and quality, and manage trade performance across all jobs.
Permitting and inspections. Coordinate the inspection process in the field across NJ and local jurisdictions, including Historic Preservation Commission requirements where applicable. Keep approvals in front of the work.
Drawings and coordination. Read and interpret architectural, structural, and MEP drawings. Run trade coordination, catch conflicts before they hit the field, and flag RFIs to the office and architect.
Site logistics. Manage deliveries, material staging, dumpsters, parking, and neighbor relations — keeping tight urban job sites in Jersey City's historic blocks running smoothly and considerately.
Quality and safety. Own the standard of work and the site-safety program — toolbox talks, hazard control, OSHA compliance, and incident response — and keep every job site clean, safe, organized, and compliant.
Punch and closeout. Drive each job through punch list, final inspections, and closeout, and handle any callbacks or warranty work so jobs finish clean.
Field reporting to ownership. Keep ownership informed on a set cadence — job status, what's ahead, and early flags on anything slipping — so the field runs without day-to-day oversight while the office and ownership handle billing, correspondence, and estimating.

What We're Looking For

7+ years in residential construction — specifically small multi-family work such as two- and three-family homes and townhouses, not high-rise or large condo projects — including real hands-on time in the trades (carpentry background strongly preferred) and several years running job sites.
Proven ability to oversee multiple concurrent projects — not just run one site well, but keep three to five moving at once.
Genuine trade knowledge. You can look at the work, understand how it's built, spot what's wrong, and give a crew or sub practical direction they respect.
Strong field leadership. You can direct leads and crews, earn the respect of trades, and make confident decisions on the ground.
Command of scheduling execution, sequencing, and cost awareness in the field.
Fluent reading architectural and MEP drawings and coordinating trades from them.
Comfortable running projects digitally with construction management software (we use Buildertrend).
Valid driver's license and reliable daily presence across job sites in and around Jersey City.

Compensation & Benefits

$85,000–$110,000 base salary, commensurate with experience and the number of projects you can carry.
Discretionary annual bonus based on individual and company performance
Vehicle / mileage allowance for daily travel across job sites.
10 days paid time off, plus public holidays.

This is a long-term leadership seat with real authority and the autonomy to run the field as your own.

Pay: $85,000.00 - $110,000.00 per year
