Full Job Description

Property Manager

Ral estate management organization is seeking an experienced Property Manager to join its residential management team. The position will have primary responsibility for a portfolio of cooperative properties and will work directly with Boards of Directors to provide guidance and oversee the effective operation of each property.

This is a hands on management position for an individual who understands the unique nature of cooperative housing and is comfortable balancing the expectations of volunteer Board members, shareholders, building employees, vendors, contractors, and professional advisors.

The Property Manager will be expected to take ownership of assigned properties, remain actively involved in building operations, identify issues before they escalate, and keep the Board appropriately informed regarding matters affecting the property.

Primary responsibilities include:

Serve as the principal management representative for an assigned portfolio of cooperative properties

Develop and maintain productive working relationships with Boards of Directors and provide practical guidance regarding building operations and administration

Attend regular Board meetings and assist in preparing agendas, management reports, correspondence, and supporting materials

Maintain consistent communication with Board members and provide timely updates regarding open matters, projects, repairs, financial concerns, and other significant developments

Conduct regular property visits and evaluate the overall condition, appearance, maintenance, and operation of the buildings

Work directly with Superintendents and building employees regarding staffing, performance, maintenance schedules, building conditions, and daily operations

Direct and coordinate contractors and service providers, including obtaining and evaluating proposals, scheduling work, monitoring progress, and addressing deficiencies

Review building expenses, invoices, contracts, proposals, and other financial documentation

Work with the Accounting Department and Board Treasurer on budgets, financial reporting, expenditures, arrears, shareholder accounts, and operating results

Assist in developing annual operating budgets and provide management recommendations concerning anticipated expenses and building needs

Monitor capital improvements and major repair projects from initial planning through completion, including coordination with engineers, architects, contractors, attorneys, and other professionals

Administer cooperative shareholder matters, including applications, sales, transfers, sublets, alterations, refinancing requests, and related documentation

Assist Boards with annual meetings, elections, shareholder communications, special meetings, and other corporate requirements

Coordinate with internal accounting, administrative, legal, and management personnel to ensure that matters affecting the properties are addressed appropriately

The successful candidate should have:

Meaningful experience managing residential properties

A strong understanding of the relationship between a managing agent, Board of Directors, shareholders, and building employees

Experience working directly with cooperative Boards and familiarity with Board governance and decision making

Knowledge of cooperative procedures involving sales, transfers, sublets, alterations, refinancing, proprietary leases, and house rules

Strong understanding of building operations, maintenance, capital improvements, and vendor coordination

The ideal candidate will be an established property management professional who is comfortable taking responsibility for a portfolio and working directly with Boards. The position requires someone who can communicate effectively, exercise sound judgment, stay ahead of problems, and bring matters to resolution without requiring constant direction.

Pay: $60,000.00 - $82,000.00 per year
