About FlexEtc

FlexEtc is a small bay warehousing platform that operates flexible, all-inclusive industrial facilities for small and mid-sized businesses. We make warehouse space easier, faster, and more affordable than traditional industrial leasing — and our team is the reason it works. We are growing quickly and building the operating platform to match.

The Role

This is a combined Community Manager and Ops Lead position — the single most important role at the site. You own the P&L and the physical facility. That means occupancy, revenue, NOI, cleanliness, maintenance, vendor relationships, access control, member experience, and team development. All of it.

In a single-site market, one person carries both lanes. You are the operator, the manager, and the face of FlexEtc to every member who walks in. When a second site opens in your market, the role splits: you step into a dedicated Community Manager or Market Manager seat, and a new hire takes the Ops Lead lane. Until then, this is your operation.

You will supervise an employed porter, manage a janitorial vendor relationship, run the shipping and receiving program, and maintain the access control system — all while tracking the weekly numbers, conducting 1:1s with your porter, and reporting directly to leadership on site performance.

What You'll Own

Operations & Facilities:

Facilities readiness — cleanliness, maintenance, and access control across the full site
Porter supervision — daily checklist accountability and performance standard
Vendor management: janitorial, pest control, HVAC, landscaping — scheduling, accountability, escalation
Shipping and receiving program — BOL processing, receiving without member present, pallet management
Salto and access control triage — member lockout response, system reliability, escalation path
Safety compliance and issue documentation — extinguishers, egress, incident logging

Site Management & P&L:

Own the monthly P&L review — occupancy, revenue per unit, NOI target, variance explanation to leadership
Member onboarding execution — gate codes, printing setup, systems access, and unit orientation
Escalation owner — pricing conversations, renewals, member conflicts, access failures
Approves vendor relationships and site-level spending
Sets and maintains community culture, member satisfaction, and monthly events
Weekly reporting on occupancy, issues, and site status to leadership

What We're Looking For

3+ years in facilities management, property operations, or a hands-on operations role
Exposure to P&L or site-level financial accountability — you understand occupancy, revenue, and what drives both
Vendor management experience — you know how to hold a contractor accountable
Detail-oriented and proactive — you catch problems before members notice them
Physically present and hands-on — this role is on-site, not managed from a desk
Strong communicator — effective with members, vendors, and leadership alike
Organized and process-driven — you document what you do so it can be repeated and handed off
Comfortable with technology — access control systems, facility software, basic troubleshooting
Coworking, flex space, or industrial real estate experience is a strong plus

What You'll Earn

Incentive plan: Quarterly bonus tied to four financial gates: NOI vs. target, revenue vs. budget, occupancy + retention, and facilities compliance. At target: 15–20% of base. Stretch performance earns more.
