Lead Construction Material Takeoff Estimator

ENW Estimates Northwest is seeking an experienced Lead Construction Material Takeoff Estimator to join our growing remote team. This position is ideal for a highly detail-oriented professional who can accurately interpret construction plans and produce framing and siding material takeoffs efficiently using industry-leading software tools.

Schedule: Monday – Friday, 8:00 AM – 4:30 PM Pacific Standard Time

Compensation

Starting Pay: $72,800 annual salary
$79,000-$87,360 annual salary for candidates with demonstrated PrebuiltML proficiency or equivalent and advanced takeoff experience
Performance-based compensation increases available based on productivity, accuracy, and contribution

About the Role

The successful candidate will be responsible for producing accurate and timely construction material takeoffs for residential and commercial projects. In addition to completing takeoffs, this position serves as a senior member of the estimating team and is expected to provide guidance, support, and mentorship to developing estimators.

This role requires strong background and knowledge of residential and commercial framing, blueprint-reading skills, attention to detail, leadership abilities, and a collaborative mindset. The ideal candidate is committed not only to producing high-quality work but also to helping build a stronger and more knowledgeable estimating team.

Responsibilities

Review construction drawings, specifications, and project documents.
Perform detailed quantity takeoffs for residential and commercial construction projects.
Generate accurate material lists and takeoff reports for clients.
Utilize digital takeoff software to efficiently measure and quantify project components.
Identify discrepancies, omissions, and potential issues within construction documents.
Maintain organized project records and documentation.
Communicate effectively with team members regarding project requirements and clarifications.
Manage multiple projects simultaneously while maintaining accuracy and meeting deadlines.
Follow company standards and procedures for takeoff production and reporting
Serve as a technical resource for estimators and team members.
Assist in training and mentoring junior estimators on company procedures, blueprint interpretation, takeoff methodology, and software usage.
Review and provide constructive feedback on takeoff work completed by junior estimators when requested.
Share best practices and contribute to the continuous improvement of company estimating standards and workflows.
Support the development of training materials, procedures, and quality control processes.
Foster a collaborative, team-oriented culture focused on accuracy, efficiency, and professional growth.

Required Qualifications

Experience performing construction material takeoffs using digital takeoff software.
Experience with residential framing, lumber packages, and building material quantification.
Strong understanding of construction plans, specifications, and building methods.
Excellent blueprint-reading and material quantification skills.
Strong attention to detail and organizational abilities.
Ability to work independently and manage workload efficiently while maintaining a team oriented focus.
Strong communication and interpersonal skills.
Demonstrated ability to work effectively as part of a team.
Willingness to train, mentor, and support junior estimators.
Ability to explain construction concepts, blueprint interpretation, and takeoff procedures clearly and professionally.
Proficiency with Microsoft Excel and Microsoft Office applications.
Reliable internet connection and dedicated home office workspace.

Preferred Qualifications

3+ years of construction takeoff experience preferred. Equivalent demonstrated proficiency with PrebuiltML and blueprint interpretation will also be considered.
Experience using PrebuiltML (strongly preferred).
Familiarity with multiple construction disciplines and blueprint interpretation.
Previous experience in a production-based estimating or takeoff environment.
