Full Job Description

Purchasing Manager

Reports To: President, Residential Construction

Supervises: None

Position Summary

An established residential construction company is seeking a detail-oriented and strategic Purchasing Manager to oversee procurement operations, ensuring cost efficiency, quality, and timely delivery of materials. This position plays a key role in supporting new home construction by developing purchasing strategies, managing supplier relationships, and ensuring projects remain on schedule and within budget.

The ideal candidate has strong residential construction knowledge, exceptional negotiation skills, and the ability to build long-term relationships with vendors while working collaboratively with internal project teams.

Key Responsibilities

Develop and execute purchasing strategies to improve cost efficiency and procurement performance.
Source construction materials that meet project specifications, quality standards, and applicable building codes.
Solicit bids, negotiate pricing, terms, and supplier agreements to achieve the best overall value.
Establish and maintain strong relationships with vendors and suppliers.
Monitor market trends, pricing fluctuations, and product availability to make informed purchasing decisions.
Manage inventory levels to ensure adequate supply while minimizing excess materials.
Partner with project managers, estimators, and field personnel to anticipate material requirements and delivery schedules.
Coordinate material deliveries to support construction timelines.
Administer purchase orders and supplier contracts while ensuring compliance with company policies and contractual obligations.
Maintain accurate purchasing records and prepare reports related to procurement activities, vendor performance, and cost savings.
Identify opportunities to improve purchasing processes and increase operational efficiency.

Qualifications

Minimum of two (2) years of purchasing or procurement experience, preferably within the residential construction industry.
Strong knowledge of residential construction materials and building practices.
Excellent negotiation and contract management skills.
Strong analytical, organizational, and problem-solving abilities.
Ability to prioritize multiple projects and meet deadlines in a fast-paced environment.
Excellent verbal and written communication skills.
Proficiency with Microsoft Office Suite, including Excel, Word, and PowerPoint.
Experience using purchasing or ERP software is preferred.

Education & Additional Requirements

Bachelor's degree in Business, Supply Chain Management, Construction Management, or a related field preferred.
High school diploma or GED required.
Strong understanding of residential construction processes and materials.
Excellent computer skills, particularly in Microsoft Excel and Word.
Detail-oriented with exceptional organizational skills.
Strong negotiating and vendor relationship management abilities.
Valid driver's license.
Ability to accept constructive feedback and continuously improve.
Team-oriented with a positive, collaborative attitude.

Physical Requirements

Office and occasional field position requiring travel to job sites and supplier locations.
Must possess a valid driver's license and be able to operate a motor vehicle.
Ability to occasionally bend, stoop, reach, lift, move, and carry materials weighing up to 25 pounds.
Frequent use of a computer, keyboard, telephone, and other standard office equipment.
Ability to remain seated for extended periods while performing administrative tasks.
