Senior Construction Project Manager

Location: Miami, Florida Job Type: Full-time, in person Compensation: $120,000–$190,000 per year, depending on experience Reports To: CEO

BEC Group Services & Development, LLC is a Miami-based general contractor and real estate development company with a construction history in Florida dating back to 1974. Our team has delivered more than $400 million in residential, multifamily, commercial, industrial, and institutional construction for private developers, institutional clients, and government entities.

Our experience includes multifamily developments, high-rise condominiums, office buildings, industrial warehouses, schools, tenant improvements, and complex projects involving South Florida’s coastal, drainage, and foundation conditions.

We are seeking an experienced Senior Construction Project Manager who can independently manage multiple projects while maintaining strong control over schedule, budget, contracts, documentation, and communication.

Position Summary

The Senior Project Manager will be responsible for the successful management of two to three concurrent construction projects, depending on their size, complexity, and phase of construction.

This is a senior-level position for an experienced construction professional who can take ownership of projects from preconstruction and contract award through construction, turnover, and closeout. The successful candidate must be organized, decisive, financially capable, and comfortable coordinating owners, architects, engineers, subcontractors, vendors, superintendents, and internal leadership.

This is not an Assistant Project Manager or project-support role. We are looking for someone who can independently lead projects, anticipate problems, make sound decisions, and drive each project toward successful completion.

Key Responsibilities

· Manage two to three active construction projects simultaneously.

· Lead projects from preconstruction and procurement through construction, turnover, and final closeout.

· Develop, maintain, and update project schedules, including procurement schedules, milestone dates, and short-term look-ahead schedules.

· Monitor project progress and take corrective action when work falls behind schedule.

· Establish and maintain project budgets, cost reports, commitments, forecasts, and projected final costs.

· Review subcontractor and vendor proposals for scope, exclusions, qualifications, pricing, and completeness.

· Assist with subcontractor selection and scope leveling.

· Administer owner contracts, subcontracts, purchase orders, change orders, and other project-related agreements.

· Identify potential cost impacts and prepare, price, negotiate, and track owner and subcontractor change orders.

· Review subcontractor payment applications, verify progress with field personnel, and make payment recommendations.

· Prepare and support owner payment applications, monthly project reporting, and cost-to-complete forecasting.

· Manage RFIs, submittals, shop drawings, procurement logs, meeting minutes, and other project documentation.

· Coordinate closely with the Project Superintendent to maintain quality, schedule, site safety, and overall project performance.

· Lead owner-architect-contractor meetings and subcontractor coordination meetings.

· Maintain professional and proactive communication with owners, architects, engineers, consultants, subcontractors, inspectors, and government agencies.

· Identify design conflicts, scope gaps, long-lead items, scheduling risks, and cost exposures before they affect the project.

· Ensure work complies with contract documents, approved plans, specifications, applicable codes, and company standards.

· Coordinate permitting, inspections, utility requirements, testing, commissioning, and certificate-of-occupancy activities.

· Manage punch lists, warranties, as-built drawings, operation and maintenance manuals, lien releases, and final closeout documentation.

· Provide timely and accurate project updates to company leadership.

· Protect the company’s contractual and financial interests while maintaining productive working relationships with clients and project partners.

Required Qualifications

· Minimum of 8 years of construction project management experience, including experience serving as the lead Project Manager on multiple projects.

· Demonstrated ability to independently manage two or more projects or substantial project phases simultaneously.

· Strong knowledge of commercial and/or multifamily construction from preconstruction through closeout.

· Proven experience managing project budgets, cost reports, schedules, subcontracts, change orders, pay applications, RFIs, and submittals.

· Strong understanding of construction plans, specifications, contracts, scopes of work, and project documentation.

· Experience coordinating with owners, architects, engineers, subcontractors, inspectors, and field personnel.

· Strong financial judgment and the ability to identify cost exposure, forecast project outcomes, and maintain budget control.

· Excellent written and verbal communication skills.

· Strong organizational, leadership, negotiation, and problem-solving abilities.

· Ability to prioritize competing deadlines across multiple active projects.

· Proficiency with Microsoft Office, including Excel, Outlook, and Word.

· Experience using construction project management software such as Procore or a comparable platform.

· Valid driver’s license and reliable transportation for travel to project sites.

· Ability to work in person in the Miami area and visit active project sites as required.

Preferred Qualifications

· Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field.

· Experience managing ground-up multifamily, commercial, institutional, and tenant-improvement projects.

· Knowledge of South Florida construction practices, permitting processes, subcontractor markets, and building departments.

· Experience with AIA contracts and payment applications.

· OSHA 30 certification.

· Bilingual English/Spanish communication skills.

· An effective communicator who documents decisions and follows through on commitments.

· Comfortable working in a collaborative, entrepreneurial construction and development environment.
