Full Job Description

Overview
We are seeking a dedicated and experienced Property Manager to oversee the daily operations of our residential properties. The ideal candidate will possess strong organizational skills, excellent customer service abilities, and a comprehensive understanding of property management practices. This role requires a proactive approach to managing tenant relations, property maintenance, and compliance with legal regulations.

Responsibilities

Manage all aspects of property operations, including tenant relations, lease administration, and maintenance coordination.
Conduct regular property inspections to ensure compliance with safety and quality standards.
Handle tenant inquiries and resolve conflicts in a timely and professional manner.
Maintain accurate records through data entry, including tenant applications, lease agreements, and maintenance requests.
Ensure compliance with local, state, and federal regulations related to property management, including Section 8 and LIHTC guidelines.
Utilize property management software, Rent Manager, for efficient operations and reporting.
Collaborate with contractors for repairs and maintenance services while monitoring performance and costs.
Prepare contracts for services rendered and ensure adherence to contractual obligations.
Reliable transportation for onsite and offsite travel.
Detail Orientated. Type (ICU) for the pre-screen question.

Experience

10 years minimum proven experience in property management
Managed at least 250 rental properties.
Familiarity with legal administrative tasks related to property leasing and tenant rights.
Strong conflict management skills to effectively address tenant concerns and disputes.
Proficiency in data entry with attention to detail to maintain accurate records.
Excellent customer service skills to foster positive relationships with tenants and vendors.
Experience with Rent Manager or property management software is highly desirable.

(Submetered utilities, email blasting, post tenant statements, enter bills for payment, scan in receipts, general lookup of tenant accounts and navigate to find information.)
Are you detail orientated?
Are you willing and able to oversee the daily operations of two separate locations, one in New Braunfels and one in San Antonio, including regular travel between sites?
Are you able to pass a background check and have at least a 580 credit score?
Do you have Experience in Mobile Home Communities?
