THE OPPORTUNITY

We are building a portfolio of manufactured home and RV communities in Arizona and need a hands-on, people-first property manager to run two Tucson parks — Totaling 66 spaces.

This is not a desk job. You will be on-site showing units, onboarding residents, working with vendors, and keeping both communities running at a high standard. The back-office work- scheduling, paperwork, follow-ups, and listings - is handled by a dedicated Virtual Assistant (VA) and an AI-powered operations system. Your job is to show up, close, and build community.

WHAT MAKES THIS ROLE DIFFERENT

Backed by a VA and AI automation — no chasing paperwork or posting listings
Performance commissions on every lease signed and every home sold
One-time bonuses as the parks hit occupancy milestones
Long-term upside — at stabilization, pay converts to a percentage of gross rent that grows automatically as the parks grow
Direct line to ownership — weekly Zoom, fast decisions, no corporate bureaucracy
Real path to a senior role as the portfolio expands across Arizona

WHAT YOU WILL DO

Conduct in-person showings of available homes, lots, and RV spaces
Close leases and home sales — cash and financing
Follow up with every prospect within 24 hours of each showing
Onboard new residents in person or via video — walk through all community rules
Issue violation notices on-site and follow up until resolved
Coordinate and supervise vendors and contractors on-site
Submit weekly property walk-through report with photos
Attend weekly Tuesday owner check-in Zoom

WHAT YOU WILL NOT DO

Our VA and AI system handle the back office so you can focus on what matters most. They cover: inbound lead calls, scheduling, document preparation, platform listings, utility billing, violation documentation, and eviction filings.

COMPENSATION

Base pay: $20.00/hour with a 100-hour monthly minimum — a guaranteed $24,000/year floor.

On top of base, you earn performance commissions on every lease signed and every home sold, plus one-time bonuses as occupancy milestones are reached. Strong performers realistically earn $27,000–$33,000+ in their first year.

Long-term upside: once both parks reach stabilization, the hourly arrangement converts to a percentage of gross rent collected — your income grows automatically with the parks, no renegotiation needed. Full compensation details are shared during the interview.

WHAT WE ARE LOOKING FOR

Based in Tucson or able to commute to both park locations regularly
Valid driver's license and reliable transportation
Comfortable with smartphones, apps, and digital platforms
Prior property management, leasing, or manufactured housing experience preferred
Strong communicator with a people-first attitude
Self-directed — you will have clear expectations and real autonomy
