Unit Turn Manager (Make-Ready & Turnover Coordination)

Job Overview

Windermere Lease Source Property Management is seeking a detail-oriented Unit Turn Manager to own the complete unit turnover process for a portfolio of approximately 1,000 residential rental homes throughout Spokane and the surrounding area.

When a tenant moves out, you'll inspect the property, document its condition in detail, determine the full make-ready scope, coordinate every aspect of the turnover process, and ensure the home is returned to rent-ready condition on schedule. You'll also prepare legally compliant security deposit accounting and tenant charge documentation in accordance with Washington State landlord-tenant law (RCW 59.18).

This is a hands-on, field-based operations role focused on inspections, vendor coordination, documentation, project management, and meeting legal and operational deadlines. This is not a leasing, showing, or lease-renewal position.

Property management experience is welcomed, but we also encourage candidates with backgrounds in make-ready coordination, maintenance supervision, construction or renovation project coordination, facilities management, restoration, insurance property claims, or similar project management roles to apply. What matters most is your ability to inspect a property thoroughly, accurately scope repairs, coordinate multiple vendors, maintain excellent documentation, and consistently deliver completed projects on time.

The position requires daily travel between properties throughout Spokane and the surrounding communities. During our busiest turnover season (typically May through August), occasional evening or weekend work may be necessary to meet operational and legal deadlines.

Essential Responsibilities

Conduct detailed, room-by-room move-in and move-out inspections with thorough written and photographic documentation.
Personally perform the majority of inspections while coordinating assistance from trained team members or approved vendors during high-volume periods.
Determine the complete make-ready scope for each vacant property.
Coordinate cleaning, repairs, painting, flooring, landscaping, pest control, appliance repair, locksmith services, and other make-ready vendors.
Obtain vendor estimates and assign work to the appropriate contractors.
Coordinate and sequence vendor schedules to ensure each property is completed efficiently and returned to rent-ready condition as quickly as possible.
Manage multiple unit turnovers simultaneously while maintaining exceptional organization and attention to detail.
Inspect completed vendor work to verify quality standards before closing each turnover.
Determine and compile all legally allowable tenant charges under RCW 59.18, including cleaning charges, repair costs, unpaid utilities, lease-break fees, and other authorized deductions.
Prepare accurate security deposit disposition statements and ensure all documentation is completed and delivered within Washington's required statutory timelines.
Meet with property owners to review property condition, explain make-ready recommendations, discuss vendor estimates, and answer questions regarding repair costs and tenant charges.
Accommodate outgoing tenants requesting joint move-out walkthroughs and professionally address questions regarding security deposit deductions.
Respond professionally to owner and tenant concerns regarding repairs, charges, and applicable Washington landlord-tenant requirements.
Maintain complete inspection reports, photographs, invoices, turnover documentation, and vendor records within AppFolio.
Collaborate closely with the property management, maintenance, and accounting teams to minimize vacancy time and maximize operational efficiency.
Attend team meetings and assist with additional operational projects as assigned.

Qualifications

3–5+ years of relevant experience in one or more of the following:
Property management
Unit turn or make-ready coordination
Maintenance supervision
Construction or renovation project coordination
Facilities management
Restoration or insurance property claims
Comparable project management or operations experience
Exceptional organizational skills with the ability to manage numerous projects simultaneously while consistently meeting deadlines.
Strong documentation skills and exceptional attention to detail.
Demonstrated experience coordinating vendors, obtaining estimates, scheduling work, and ensuring projects are completed on time.
Ability to independently prioritize work, solve problems, and make sound decisions.
Working knowledge of Washington landlord-tenant law (RCW 59.18), particularly regarding inspections, security deposit accounting, and statutory timelines, is strongly preferred but can be learned by an otherwise exceptional candidate.
Experience using AppFolio or comparable property management software is preferred.
Excellent written and verbal communication skills with owners, tenants, vendors, and team members.
Comfortable walking properties throughout the day, climbing stairs, and working in occupied, vacant, unclean, or damaged residential homes.
Valid driver's license and reliable personal vehicle for daily travel between the office and managed properties.
No real estate or other professional license is required.
