Full Job Description

Licensed Paralegal – California Unlawful Detainer (Eviction) Specialist About the Position

Landlord Advocates is seeking a highly experienced Licensed Paralegal with a strong background in California Unlawful Detainer (UD) and Landlord-Tenant Law. This is not an entry-level position. We are looking for a professional who can independently manage eviction matters from intake through judgment while ensuring compliance with California law and court procedures.

The ideal candidate is organized, detail-oriented, and experienced in preparing court filings, communicating with clients, and working alongside attorneys to efficiently move cases through the eviction process.

Requirements (Required – Please Do Not Apply Unless You Meet These Qualifications)

Licensed California Paralegal in good standing.
Minimum 3 years of experience handling California Unlawful Detainer (eviction) cases.
Thorough knowledge of California landlord-tenant laws, including AB 1482, Rent Stabilization Ordinances (RSO), just-cause eviction requirements, and notice procedures.
Experience preparing and filing pleadings in California Superior Courts.
Familiarity with e-filing systems throughout California.
Excellent written and verbal communication skills.
Strong attention to detail and ability to manage multiple cases simultaneously.
Ability to work independently with minimal supervision.

Responsibilities

Review new client files and determine appropriate eviction strategy.
Draft and review:
Three-Day Notices
Thirty-Day and Sixty-Day Notices
Unlawful Detainer Complaints
Summons
Civil Case Cover Sheets
Proofs of Service
Requests for Default
Requests for Entry of Judgment
Writs of Possession
Memorandums of Costs
Other eviction-related pleadings and court documents
Coordinate with process servers, attorneys, and court personnel.
Monitor court deadlines and ensure timely filings.
Maintain accurate client files and case updates.
Communicate professionally with landlords regarding case status.
Assist attorneys with contested eviction matters when necessary.
Research landlord-tenant issues and procedural requirements.
Ensure all documents comply with California law and local court rules.

Preferred Qualifications

Experience handling cases in Los Angeles, Orange, Riverside, San Bernardino, San Diego, and Northern California courts.
Knowledge of local rent control ordinances and government agency requirements.
Experience using legal case management software and electronic filing platforms.
